Buying a cottage in Manitoulin, Killarney & the North Shore

This region covers the top of Lake Huron. It starts at the French River and Killarney on northern Georgian Bay, takes in the lakes inside the City of Greater Sudbury, and follows Highway 17 west along the North Channel through Espanola, Blind River and St. Joseph Island to Sault Ste. Marie. Manitoulin Island sits offshore. It is the largest freshwater island in the world, with more than 100 inland lakes of its own.

Buyers here get more space and more shoreline for the effort of a longer drive. Manitoulin has limestone shores, sand beaches and big, clear inland lakes such as Manitou, Kagawong and Mindemoya. Killarney and the French River are pink granite, white quartzite and pine, with many boat-access camps. Sudbury has hundreds of lakes inside the city limits, so a lake home can be minutes from work. Locally, a cottage is often called a camp.

Access varies a lot. Many properties are on year-round roads, but others are reached only by boat or by private roads that are not plowed. Manitoulin has one bridge, at Little Current, and a seasonal ferry from Tobermory. Most rural properties use a well or lake water and a septic system. Some land lies in unorganized townships, where building rules and services differ, and First Nation lands are not part of the open market.

How far is Manitoulin Island from Toronto?

By road through Sudbury and Espanola, Little Current is about 5.5 to 6.5 hours from downtown Toronto. From spring to fall you can also drive about 4 hours to Tobermory and take the Chi-Cheemaun ferry to South Baymouth. The French River is about 3.5 hours away, Sudbury about 4 to 4.5, and Sault Ste. Marie about 7 to 8.

How do you get onto Manitoulin Island?

There are two ways. Highway 6 crosses a one-lane swing bridge at Little Current, which is the only road link and is open all year. In summer the bridge swings open on the hour for boats, so expect short waits. The Chi-Cheemaun car ferry runs between Tobermory and South Baymouth from spring to fall.

Are many cottages in this region boat access only?

Yes, in some areas. Much of Lake Panache, large parts of the French River and many island and outer-shore properties around Killarney and the North Channel are reached only by boat from a marina or landing. Manitoulin, St. Joseph Island and most Sudbury lakes are mainly road access. Always confirm winter access as well.

Can you live on a lake inside the City of Sudbury?

Yes. Greater Sudbury has about 330 lakes larger than 10 hectares within its boundaries. Ramsey Lake and Long Lake have year-round homes close to shopping, schools and the hospital. Lake Wanapitei and the Sudbury end of Lake Panache feel far more remote, with a mix of homes, camps and boat-access lots.
