Simcoe County wraps around the south end of Georgian Bay and the west and north shores of Lake Simcoe. It starts about an hour north of Toronto at Innisfil and Barrie and runs up Highway 400 to Midland, Penetanguishene and Port Severn. To the west, Wasaga Beach and Collingwood sit on Nottawasaga Bay. To the east, Orillia divides Lake Simcoe from Lake Couchiching, and the Severn River carries the Trent-Severn Waterway out to Georgian Bay.

Buyers find very different water here. Tiny Township and Wasaga Beach have long sand beaches and shallow, warm swimming. Midland, Penetanguishene and Tay front the sheltered bays of Severn Sound, with marinas and boat access to the Thirty Thousand Islands. Lake Simcoe and Lake Couchiching offer big-water boating, fishing and winter ice fishing. Smaller lakes such as Bass, Orr, Farlain and St. John suit quieter cottages. Collingwood and Oro-Medonte add ski chalets and four-season condos.

Most waterfront here has year-round road access, and many former cottages are now full-time homes. Towns usually have municipal water and sewer, while township properties mostly rely on a well or lake intake and a septic system, so budget for inspections. Georgian Bay water levels rise and fall over the years, which changes beaches and docks. Shoreline work often needs a conservation authority permit. Short-term rental rules differ by municipality, and some, such as Tiny, require a licence.

How far is Simcoe County cottage country from Toronto?

Innisfil and Barrie are about 1 to 1.5 hours from downtown Toronto in normal traffic. Orillia, Wasaga Beach and Midland are closer to 2 hours, and Collingwood, Tiny and Port Severn run about 2 to 2.5 hours. Highway 400 carries most of the traffic, so Friday evening and Sunday afternoon trips take longer in summer.

What is the difference between Georgian Bay and Lake Simcoe waterfront?

Georgian Bay is part of Lake Huron, with clear, cool water, sand beaches in Tiny and Wasaga Beach, and sheltered harbours around Midland and Penetanguishene. Lake Simcoe is a large inland lake closer to Toronto, with a more settled shoreline and a strong ice fishing season. Both have year-round road access in most areas.

Can I boat from Lake Simcoe to Georgian Bay?

Yes. The Trent-Severn Waterway runs from Lake Simcoe through the Narrows at Orillia into Lake Couchiching, then down the Severn River past Sparrow Lake and the Big Chute Marine Railway to Port Severn on Georgian Bay. The Severn River is only about 30 km long. Parks Canada operates the locks during the boating season.

Are there ski chalets in Simcoe County?

Yes. Collingwood is beside Blue Mountain, and Clearview has chalets and country homes along the Niagara Escarpment near Devil's Glen. Oro-Medonte is home to Horseshoe Resort, Mount St. Louis Moonstone and Hardwood Ski and Bike. Many buyers choose a chalet or condo here and use the nearby beaches and lakes in summer.
