Buying a cottage in Prince Edward County

Prince Edward County, often just called the County, is a single-tier municipality on a headland at the east end of Lake Ontario. The Bay of Quinte wraps around its north and east sides. Since the Murray Canal opened in 1889 it has been cut off from the mainland by water, so you arrive by bridge or by the free Glenora ferry. Picton and Wellington are the two main towns.

Waterfront here is varied. The south and west shores face open Lake Ontario, with limestone ledges, sand beaches and big views. East Lake and West Lake sit behind the Sandbanks dunes and are warm and sheltered. Consecon Lake, Roblin Lake and Wellers Bay are quieter. The Bay of Quinte side has calm water and good boating. Properties range from old farmhouses and classic cottages to new lakefront builds.

The land is flat, limestone-based farmland, so wells and septic systems need a close look. Ask about water quantity and quality on any rural lot. The County licenses short-term accommodations, and the rules limit where and how a property can be rented, so check before you count on rental income. Summer traffic near Sandbanks is heavy. Most roads are municipal and plowed, which makes year-round use easy.

How far is Prince Edward County from Toronto?

It is about 2 to 2.5 hours from downtown Toronto in normal traffic. Most drivers take Highway 401 east and then head south at Trenton on the Loyalist Parkway or at Belleville on Highway 62. Wellington and the west side are a little closer than Picton and the east end.

Can I rent out a cottage in Prince Edward County?

Only with a licence. The County runs a short-term accommodation licensing program, and the rules cover where rentals are allowed and how they operate. The program has been revised more than once. Confirm the current rules and the status of any existing licence with the municipality before you buy a property for rental use.

What are the main inland lakes in Prince Edward County?

East Lake and West Lake, on either side of Sandbanks Provincial Park, are the busiest. Consecon Lake in the northwest and Roblin Lake at Ameliasburgh are quieter and mostly residential. Lake on the Mountain, above Glenora, is small and sits about 62 metres above the Bay of Quinte.

Is Prince Edward County an island?

Technically it is a peninsula that was made into an island. The Murray Canal, finished in 1889 near Carrying Place, cut through the narrow neck of land that joined it to the mainland. Today you reach the County by swing bridges over the canal, by two bridges across the Bay of Quinte or by the Glenora ferry.
