This region covers the lake country just north and northeast of Toronto. In York Region, the Town of Georgina holds the whole south shore of Lake Simcoe, from Keswick on Cook's Bay east through Jackson's Point and Sutton to Pefferlaw. In Durham Region, Brock Township has the east shore around Beaverton, and Scugog Township wraps around Lake Scugog and the town of Port Perry. Uxbridge, East Gwillimbury and Whitchurch-Stouffville fill in the hills and rivers between.

Most waterfront here is year-round housing mixed with older cottages, many of them on small lots along lakeshore roads. Lake Simcoe is big, open water with sand and stone shoreline, good for boating, sailing and ice fishing. Lake Scugog is shallow, weedy in places and popular for bass and muskie fishing. Buyers also find canal and river properties near Keswick and Holland Landing, and a small kettle lake community at Musselman's Lake.

Everything is reached by road and used all year, and many people commute from here. Some shoreline communities are on municipal water and sewers, while others rely on a well and septic system, so check each property. Lake Simcoe is covered by a provincial protection plan, and conservation authorities regulate shoreline work on both lakes. Some older cottage areas have private roads, shared beach access or leased land, which should be confirmed before an offer.

How far are Lake Simcoe and Lake Scugog from Toronto?

Keswick and Port Perry are each about an hour from downtown Toronto in normal traffic. Jackson's Point, Sutton and Pefferlaw are about 1 to 1.5 hours, and Beaverton about 1.5 hours. Highway 404 serves the Lake Simcoe side, and Highway 12 leads toward Port Perry and Beaverton.

Can you live year-round on the water here?

Yes. Most waterfront in Georgina, Brock and Scugog is on plowed public roads, and a large share of owners live here full time. Check the heating, insulation, water supply and septic on older cottages, since some were built for summer use only and have been upgraded to different degrees.

Is Lake Scugog good for swimming and boating?

Lake Scugog is shallow, with an average depth of about 1.4 metres, so it is warm and can be weedy by midsummer. It suits pontoon boats, fishing boats and paddling more than deep-water swimming. Boats can travel down the Scugog River to Lindsay and on to the Trent-Severn Waterway.

What should I check before buying on the south shore of Lake Simcoe?

Look at whether the lot is direct waterfront or across the road from the lake, since many lakeshore roads run between the house and the water. Confirm municipal services or well and septic, ask about any shoreline permits, and find out how exposed the lot is to wind and ice.
