Buying a cottage in Parry Sound & Almaguin
Parry Sound District lies directly north of Muskoka. The town of Parry Sound, about 225 km north of Toronto on Highway 400, is the district seat and the main centre on the Georgian Bay side. The eastern half is known as the Almaguin Highlands. It follows Highway 11 from Novar north to Callander and Lake Nipissing, with villages such as Burk's Falls, Sundridge and South River. Algonquin Park forms the eastern edge. Much of the land in between is Crown forest.
Cottage buyers have two main choices. On the west side, Georgian Bay offers island and mainland properties among windswept pines and smooth rock in Carling, The Archipelago and Seguin. Seguin also holds the north ends of Lake Rosseau and Lake Joseph. Inland, lakes such as Manitouwabing, Otter, Ahmic, Cecebe, Bernard, Eagle and Wahwashkesh offer road access cottages on wooded lots. Lots tend to be larger and the lakes less built up than those farther south.
Water access is common here, mainly on Georgian Bay and on parts of Wahwashkesh Lake, so plan for a boat and a marina slip. Many inland cottages are on private or seasonal roads that are not plowed. Expect a septic system and a well or lake intake. Some areas are unorganized townships with no municipal council. Bay water levels rise and fall over the years, which affects docks. Short-term rental rules differ by municipality, so check locally.

How far is Parry Sound from Toronto?
The town of Parry Sound is about 225 km north of Toronto by Highway 400, roughly two and a half hours in normal traffic. Almaguin villages on Highway 11 are farther. Burk's Falls is about 265 km and Sundridge about 275 km from Toronto, so allow close to three hours or a little more.
What is the Almaguin Highlands?
It is the name for roughly the eastern half of Parry Sound District, between Muskoka to the south, Lake Nipissing to the north and Algonquin Park to the east. Highway 11 runs through it. The name blends Algonquin, Magnetawan and Seguin. Villages include Burk's Falls, Magnetawan, Kearney, Sundridge, South River and Powassan.
Are Georgian Bay cottages near Parry Sound boat access only?
Many are. The Archipelago is mostly islands, and places like Sans Souci and much of Pointe au Baril are reached by boat from a marina. Carling, McDougall and the Seguin shore have more mainland cottages with road access. Always confirm how a property is reached and where you would park and launch.
Is Parry Sound District part of Muskoka?
No. It is a separate district directly north of Muskoka. The two overlap in the cottage market because Seguin Township, in Parry Sound District, includes the north end of Lake Rosseau, the village of Rosseau and part of Lake Joseph. Listings on those lakes may appear under either name.
