Buying a cottage in Bancroft & Hastings County

Hastings County is a long, narrow county in eastern Ontario. It stretches about 160 kilometres from the Bay of Quinte to the edge of Algonquin Park. The cities of Belleville and Quinte West sit on the bay at the south end. Farm country fills the middle around Stirling, Madoc and Tweed. North of Highway 7 the land turns to Canadian Shield, with Bancroft as the main service town.

Cottage buyers mostly look north. Baptiste Lake, Papineau Lake, Limerick Lake, Wollaston Lake and Steenburg Lake are rocky, forested lakes with a mix of older cabins and newer four-season homes. Further south, Moira Lake, Stoco Lake and Crowe Lake are warmer and shallower, with easier road access. The Bay of Quinte adds a different kind of waterfront, with larger boats, marinas and year-round houses near city services.

Many northern properties are on private or seasonal roads, and some lakes have water-access cottages. Ask who maintains the road and if it is plowed in winter. Expect a septic system and a drilled well or lake intake on almost every rural property. Large areas of the north are Crown land, so some lakes have long stretches of undeveloped shore. Cell coverage and internet service vary a lot from one bay to the next.

How far is Bancroft from Toronto?

Bancroft is about 2.5 to 3 hours from downtown Toronto in normal traffic. Most people drive Highway 115 to Peterborough and then Highway 28 north. Belleville and the Bay of Quinte at the south end of the county are closer, at about 2 hours along Highway 401.

Which lakes near Bancroft are best known for cottages?

Baptiste Lake, north of Bancroft on the York River, is one of the best known. Papineau Lake, Lake St. Peter, Limerick Lake, Wollaston Lake and Steenburg Lake are also popular. Paudash Lake, southwest of Bancroft on Highway 28, lies mostly in Haliburton County but is often shopped alongside the Bancroft lakes.

Are there water-access cottages in Hastings County?

Yes. Limerick Lake is a good example. Most of its shoreline can only be reached by boat, with a lodge marina, a campground marina and a public ramp at the dam serving as launch points. Other northern lakes have a few island or boat-in properties too. Water access means planning for parking, a boat and spring and fall trips.

Is the Bay of Quinte a good place for a waterfront home?

It suits buyers who want city services close by. Belleville, Trenton and Deseronto all sit on the bay, and it connects to Lake Ontario and the Trent-Severn Waterway. The bay is well known for walleye fishing. It can have algae blooms in late summer, so ask about water conditions in the specific area.
