Buying a cottage in Land O' Lakes & Frontenac
Frontenac and Lennox and Addington are two long counties that start on Lake Ontario and run north onto the Canadian Shield. Kingston, Napanee and the Loyalist Parkway towns are on the lake. North of Highway 401 the land rises into rock, forest and water. Highway 7 crosses the middle at Kaladar and Sharbot Lake. Highway 41 runs up the west side to Cloyne and Denbigh, and Road 38 links Kingston to Sharbot Lake.
This is classic eastern Ontario cottage country, with far more lakes than towns. South Frontenac has big, busy lakes such as Loughborough, Buck and Bobs, all within an easy drive of Kingston. Central Frontenac centres on Sharbot Lake. North Frontenac and Addington Highlands are wilder, with Mazinaw, Kashwakamak, Big Gull and Skootamatta lakes and large blocks of Crown land. Cottages range from rustic cabins to full-time lake homes.
Many lake properties are on private lanes that owners maintain together, and winter plowing is not a given. Almost every cottage has its own septic system and a well or lake intake. Shorelines are often steep granite, so look at the path to the water. North Frontenac is a Dark Sky Preserve, which says a lot about how quiet it is. Services thin out as you go north, so note the drive to groceries, fuel and a hospital.

How far is the Land O' Lakes from Toronto?
Plan on about 2.5 to 3.5 hours from downtown Toronto in normal traffic. The southern lakes near Sydenham and Verona are reached by Highway 401 to Kingston and then north. For Sharbot Lake, Arden and Cloyne, many drivers use Highway 7 through Peterborough and Kaladar instead.
What is Mazinaw Lake known for?
Mazinaw Lake is one of the deepest lakes in Ontario, with a maximum depth of about 145 metres. Mazinaw Rock rises about 100 metres straight out of the water in Bon Echo Provincial Park and carries more than 260 Indigenous pictographs. The lake is on Highway 41 north of Cloyne.
Which lakes are closest to Kingston?
Loughborough Lake is the closest large lake, about 20 kilometres north of the city centre, and its south tip is inside the Kingston boundary. Sydenham Lake, Buck Lake, Devil Lake and Desert Lake in South Frontenac are all short drives. Wolfe Island and Howe Island are a ferry ride away.
Is there Crown land in the Land O' Lakes?
Yes, a lot of it. A significant part of North Frontenac is Crown land, and Addington Highlands has large public tracts as well as most of Bon Echo Provincial Park. For cottage owners this means some lakes have long stretches of shore that will not be built on, plus nearby trails for hiking, hunting and snowmobiling.
