Buying a cottage in Near North, Nipissing & Temagami

Nipissing District lies between Georgian Bay and the Ottawa River, with North Bay as its city and district seat about 330 km north of Toronto. Highway 11 comes up from the south and Highway 17 crosses from Sudbury to Mattawa and the Ottawa Valley. Most of the district is Canadian Shield forest. Algonquin Park fills much of the southern part, and the township of South Algonquin, around Whitney and Madawaska, sits on the south side of the park along Highway 60.

The lakes vary a great deal. Lake Nipissing is huge and shallow, known for walleye and long sunsets, with waterfront in North Bay and West Nipissing. Trout Lake is deep and clear and lies right beside the city. Lake Nosbonsing and Lake Talon are family cottage lakes east of North Bay, on the old voyageur route down the Mattawa River. Lake Temagami, to the north, has about 1,200 islands, and cottages there are built on islands only.

Winters are long and cold, so ask whether a property is insulated and whether the road is plowed. Lake Temagami cottages are reached by boat from mainland landings, and owners need a plan for freeze-up and break-up. Outside North Bay, most waterfront relies on septic systems and wells or lake intakes. Large parts of the district are unorganized territory or Crown land, so check zoning, road ownership and services with the municipality or the province before you buy.

How far is the Near North from Toronto?

North Bay is about 330 km from Toronto, roughly 3.5 to 4 hours up Highway 400 and Highway 11 in normal traffic. Mattawa and Sturgeon Falls add 30 to 45 minutes. Temagami is about 4.5 to 5 hours. Whitney, on Highway 60 at the east side of Algonquin Park, is about 3.5 hours.

Can I build or buy on the mainland of Lake Temagami?

Cottages and resorts on Lake Temagami have been limited to the islands since the Temagami Forest Reserve was created in 1901, and that restriction is still in place. The mainland shore stays forested. Buyers should expect boat access, off-grid or limited services on many islands, and parking at a mainland landing.

What is Lake Nipissing like for cottage owners?

Lake Nipissing covers about 873 square kilometres but averages only about 4.5 m deep, so it warms well and can get rough quickly in wind. Shallow water creates sandbars along the shore. Walleye, pike, bass and muskie are the main sport fish, and ice fishing is a major winter activity.

Which lakes are closest to North Bay?

Trout Lake and Lake Nipissing both touch the city, so some waterfront homes are on municipal services. Lake Nosbonsing is a short drive southeast, in East Ferris, Bonfield and Chisholm. Lake Talon is farther east on the Mattawa River. All four can be reached in well under an hour from downtown North Bay.
