Buying a cottage in Rideau Lakes & Thousand Islands
The United Counties of Leeds and Grenville lie in eastern Ontario, between Kingston and Cornwall along the St. Lawrence River and north to the Rideau River. The west side crosses the Frontenac Arch, a band of Canadian Shield granite that links the Algonquin highlands to the Adirondacks. That rock creates the Thousand Islands on the river and the deep, island-filled lakes inland. The east side, around Kemptville and Prescott, is flatter farmland on limestone.
Most cottages are in Rideau Lakes township, on the lakes of the Rideau Canal: Big Rideau, Upper Rideau, Newboro, Clear, Indian, Opinicon, Sand and Whitefish. The canal is a UNESCO World Heritage Site run by Parks Canada, and locks join the lakes into one 202 km boating route between Kingston and Ottawa. Charleston Lake and the Beverley lakes sit off the canal and are quieter. On the St. Lawrence, buyers find island cottages, mainland river homes and deep-water docks.
Road access is the norm on the mainland, but many properties are on islands and need a boat, a mainland parking spot and a plan for spring and fall. Most cottages use a septic system and a well or lake intake. On canal lakes, Parks Canada regulates docks, boathouses and shoreline work, so ask about permits. Water levels on the Rideau are managed and usually drop through late summer and fall. St. Lawrence owners should also learn the shipping channel and border rules.

Rideau Lakes & Thousand Islands questions
How far are the Rideau Lakes and Thousand Islands from Toronto?
Gananoque is about 3 hours from downtown Toronto along Highway 401 in normal traffic. Westport, Portland and the other Rideau lake villages are about 3 to 3.5 hours, leaving the 401 at Kingston or Gananoque. Brockville and Prescott are about 3.5 hours. Ottawa and Kingston are both much closer.
Can I boat from my cottage to Ottawa or Kingston?
Yes, if the cottage is on a lake that forms part of the Rideau Canal. The canal runs 202 km between Kingston and Ottawa through 45 locks, and Parks Canada operates it from May to October. Charleston Lake, the Beverley lakes and Wolfe Lake are not connected to the canal.
What should I know about buying an island cottage in the Thousand Islands?
Island properties need a reliable boat, a place to park and dock on the mainland, and a plan for moving supplies, fuel and waste. Hydro and water arrangements vary by island. Some islands and shorelines belong to Thousand Islands National Park. The international border runs through the river, so know where it is before you travel.
Which lakes are off the Rideau Canal and quieter?
Charleston Lake is the best-known, with more than 100 islands, a provincial park and water up to about 91 m deep. Upper and Lower Beverley lakes at Delta, Gananoque Lake and Wolfe Lake near Westport are other choices. None has through traffic from canal cruisers, so boating tends to be local.
