Buying a cottage in Blue Mountains & Grey County

Grey County sits on the south shore of Georgian Bay, west of Collingwood and about two to three hours northwest of Toronto. The Niagara Escarpment runs through it, forming Blue Mountain, the Beaver Valley and the bluffs around Owen Sound. The Blue Mountains, Meaford, Owen Sound and Georgian Bluffs share the bay shoreline. Inland, Grey Highlands, West Grey, Chatsworth, Southgate and Hanover are farm and forest country with rivers and small lakes.

This is chalet country as much as cottage country. Buyers look for ski chalets and condos at Blue Mountain, near the private clubs at Craigleith, Alpine, Osler and Georgian Peaks, and around the Beaver Valley Ski Club near Kimberley. Georgian Bay waterfront runs from Craigleith and Thornbury through Meaford to Owen Sound and Big Bay. Lake Eugenia is the main inland cottage lake, joined by smaller lakes such as Bells, Wilder, Francis, McCullough and Williams.

Most properties have year-round road access, but this is snowbelt country, so plan for plowing and winter driving. Rural homes and chalets usually run on a well and septic system. Much of the escarpment falls under Niagara Escarpment Commission development control, and shoreline work can need a conservation authority permit. The Blue Mountains licenses short-term accommodation and limits where it can operate, so check the rules before buying a chalet to rent.

How far is Blue Mountain from Toronto?

Blue Mountain and Thornbury are about 2 to 2.5 hours from downtown Toronto in normal traffic, usually by Highway 400 and Highway 26 or by Airport Road. Meaford is roughly 2.5 hours, and Owen Sound is about 2.5 to 3 hours. Winter weekends and summer Fridays add time, especially through Barrie and Collingwood.

Where are the ski chalets in Grey County?

Most are in The Blue Mountains, around Blue Mountain Village and Craigleith and near the private ski clubs: Craigleith, Alpine, Osler and Georgian Peaks. A second cluster sits in the Beaver Valley around Kimberley, close to the Beaver Valley Ski Club in Grey Highlands. Styles range from older A-frames to large modern chalets and resort condos.

Is there waterfront in Grey County besides Georgian Bay?

Yes. Lake Eugenia in Grey Highlands is the best known inland cottage lake. Smaller lakes include Bells Lake in West Grey, Wilder Lake in Southgate, Francis Lake in Georgian Bluffs, and McCullough Lake and Williams Lake in Chatsworth. The Beaver, Saugeen and Bighead rivers also have riverfront homes and country properties.

Can I rent out a chalet in The Blue Mountains?

Short-term rentals are regulated. The Town of The Blue Mountains requires a licence for short-term accommodation and allows it only in certain areas, mainly around the resort. Rules and fees change, and other Grey County municipalities have their own bylaws. Confirm the zoning and licence status of a specific property with the town before you buy.
