Buying a cottage in Lanark Highlands & Perth
Lanark County sits in eastern Ontario, between the west edge of Ottawa and the Frontenac lake country. The south and east are farmland on limestone and clay. The north and west rise into the Canadian Shield in Lanark Highlands. Two river systems shape the map. The Mississippi River runs through Dalhousie Lake, Mississippi Lake, Carleton Place and Almonte. The Tay River runs from Bobs Lake through Christie Lake to Perth, where a short canal links it to the Rideau.
Buyers find mid-sized lakes with a mix of older family cottages and newer year-round homes. Mississippi Lake is the largest and busiest, with more than 1,000 homes along its 16 km length. Tay Valley has rocky Shield lakes such as Christie, Otty, Pike and Black, all a short drive from Perth. Lanark Highlands is quieter, with smaller lakes, bigger wooded lots and long stretches of bush. Part of the north shore of Big Rideau Lake is also in the county.
Most cottages are reached by road, though many sit on private lanes that owners maintain and plow themselves. Ask who looks after the road and whether it is open in winter. Nearly all waterfront properties rely on a septic system and a drilled well or lake intake, so plan for inspections. Several Tay Valley lakes have no public boat launch. Short-term rental rules are set by each municipality, so check the current bylaw before you buy.

How far is Lanark County from Toronto?
Perth is about 3.5 hours from downtown Toronto in normal traffic, using Highway 401 and then Highway 7 or Highway 15. Lakes in Lanark Highlands and around Almonte are closer to 4 hours. Ottawa is much nearer, and most of the county is within about an hour of the city.
Which lakes in Lanark County have the most cottages?
Mississippi Lake near Carleton Place is the largest and most developed, with more than 1,000 homes and cottages. In Tay Valley, Otty Lake has about 500 seasonal and year-round residences, and Christie, Pike, Black and Bennett lakes each have an active cottage community. White Lake and Dalhousie Lake are the main choices farther north.
Is any part of Lanark County on the Rideau Canal?
Yes. Tay Valley and Drummond/North Elmsley share the north shore of Big Rideau Lake and Lower Rideau Lake, both on the main canal route. The Tay Canal runs from Lower Rideau Lake to the basin in downtown Perth. Smiths Falls and Montague sit on the Rideau River stretch of the canal.
Can I use a Lanark County cottage all year?
Many properties are used year-round, mainly those on roads plowed by the township, and a good number of lake homes near Perth and Carleton Place are full-time residences. Cottages on private lanes or on islands are often three-season. Confirm winter road maintenance, heating and water supply for each property.
