Owning a cottage on Lake Vernon

Lake Vernon is Huntsville's lake. The town grew up on the short stretch of the Muskoka River that runs from Vernon's east end to Fairy Lake, so owners here are minutes from a hospital and the services of a full town. That convenience is the main reason buyers choose Vernon over more remote lakes, and it makes the lake a natural fit for year-round living.

The lake is mid-sized, about 1,566 hectares, and moderately deep, reaching about 38 m. Its water is a little less clear than some neighbours, with a Secchi reading of about 3.2 m, which is close to the Muskoka average. The Big East River empties into the lake, and the whole watershed feeding it covers more than 1,100 km². The province rates shoreline development as intense, and there is no Crown land on the lake.

Boating from Vernon is not limited to Vernon. Head east through town on the river and you reach Fairy Lake and the rest of the Huntsville lakes. That makes Vernon a practical choice for someone who wants a lake with a town attached rather than a lake far from one. The trade-off is clarity and quiet: this is a working, lived-on lake, and its fish community has been reshaped by introduced species.

History of Lake Vernon

Huntsville takes its name from Captain George Hunt, who first visited in 1868 and settled in 1869, becoming the road superintendent, first postmaster and first storekeeper. A survey of the area was done in 1862, the colonization road reached the site in 1870, and the railway arrived in 1885. Local white pine kept six sawmills busy in town in the logging years. The artist George Harlow White sketched Lake Vernon in August 1875; the drawing is now in the Toronto Public Library's Baldwin Collection.

Water travel shaped the area early. A pair of locks and a canal were built by 1875 to get boats past rapids on the river between Huntsville and Mary Lake, a dam followed at Huntsville in 1876, and a navigable route from Port Sydney to Huntsville opened in 1877. Lake Vernon's own fish community has changed a lot since then. Brook trout, cisco and lake whitefish are listed as extirpated, while northern pike arrived in the 1980s, walleye around 2000 and black crappie in 2007. Lake Vernon also appears in the aerial opening of the Disney film The Incredible Journey.

A town lake with a river at each end

Being next to Huntsville is both the strength and the trade-off. You can boat into town, and the river route continues to Fairy Lake and on through the Brunel Locks toward Mary Lake. But expect more activity than on a backcountry lake, especially near the river mouth at the east end.

Public access is at Hutcheson Beach Road and from the Muskoka River in Huntsville. Most of the rest of the shoreline is private.

Fishing a changed lake

Vernon's fish community looks very different from a century ago. Lake trout are managed on a put-grow-take basis, meaning they are kept going by stocking, while the province tries to restore self-sustaining trout in the Huntsville lakes. Walleye have done well since arriving around 2000 and are expected to keep expanding, and northern pike, both bass species and black crappie round out the catch.

A 2008 winter creel survey found very light ice fishing pressure, so winter can be a quiet time to fish. The provincial fact sheet lists Fisheries Management Zone 15 with no lake-specific exceptions, but check current regulations before heading out.

Water levels and the Huntsville dam

Lake Vernon's level is controlled by an MNRF-owned dam on the North Muskoka River downstream of Fairy Lake, under the Muskoka River Water Management Plan. Vernon, Fairy and the river through town behave like one connected pool. With a watershed of more than 1,100 km² draining in, spring runoff can raise levels, so look at how docks and shoreline buildings sit relative to past high water.

Huntsville's short-term rental licence and cap

The whole lake is in the Town of Huntsville. Huntsville requires a licence for rentals of 30 days or less under By-law 2025-19, inspects new applications, and caps the number of licences at 250 across the town. You must own the property for a full year before applying, and three valid complaints within two years can lead to revocation. Since September 2025, new short-term rentals are not permitted in the Urban Low Density zone, which matters for properties close to town.

Hospital, shopping and year-round living

Huntsville District Memorial Hospital is at 100 Frank Miller Drive, a short drive from most of the lake. The Annex Clinic in Huntsville offers appointments for residents without a family doctor. Huntsville is a full-service town, which makes Vernon a practical choice for buyers planning to live at the lake full-time.

What to know before you buy on Lake Vernon

  • If you plan to rent, apply early. Huntsville caps short-term rental licences at 250 and requires a full year of ownership first, so rental income will not start right after closing.
  • Check the zoning precinct. New short-term rentals are no longer allowed in Huntsville's Urban Low Density precinct, which covers some properties near town.
  • The 2010 provincial fact sheet lists Lake Vernon's lake trout as put-grow-take and not at development capacity, a designation flagged as provisional. Ask the town about current planning limits on new lots.
  • Look at spring water levels. The lake shares its level with Fairy Lake and drains a large watershed, so dock and boathouse heights matter.
  • Properties near the east end are closest to town but sit nearer the river traffic; visit on a summer weekend before you decide.
  • If you plan to live here full-time, confirm the property is winterized, the road is maintained year-round, and internet service meets your needs.
