Lake Simcoe: the complete cottage buyer's guide

Owning a cottage on Lake Simcoe
Lake Simcoe is the big, open lake just north of the city, and owning on it feels different from owning in the Shield lakes farther north. The water is wide and much of the shoreline is low and gently sloped, a long way from the rocky granite shores of Muskoka. Many properties are on year-round roads, close to Barrie, Orillia, Keswick and Beaverton, so it suits buyers who want a waterfront place they can use every weekend of the year or live at full time.
Each shore has its own character. Kempenfelt Bay runs right into downtown Barrie. Innisfil and the Georgina shore, from Keswick through Jackson's Point and Pefferlaw, are lined with lakeside neighbourhoods and small beach parks. The east side in Brock and Ramara is quieter and more rural, and Oro-Medonte's northwest shore sits between Barrie and Orillia. A short drive can change the feel of the street completely.
This is a lake you read for wind. At roughly 30 km long and 25 km across, a southwest blow can build real waves and push water onto low shorelines. Winter is its own season here, with ice-fishing huts spread across the bays and anglers heading out to deep water by snowmobile. If you want a quiet, sheltered swim spot, look closely at which way a lot faces.

History of Lake Simcoe
The Wendat called the lake Ouentironk, meaning beautiful water, and the Anishinaabek of Rama and Georgina Island know it as Zhooniyaang-zaaga'igan, or Silver Lake. At the Narrows between Lake Simcoe and Lake Couchiching, wooden stakes from Indigenous fish weirs have been radiocarbon dated to more than 4,000 years ago. The word Taronto first referred to that channel before travelling south along the old portage route and ending up as the name of the city.
French maps of the late 1600s labelled it Lac Taronto, and traders later called it Lac aux Claies after the fishing weirs. In 1793 John Graves Simcoe, the first lieutenant-governor of Upper Canada, renamed it after his father. When the Trent-Severn Waterway was finished, the lake was raised by several feet, and the low-water crossings people once made on foot or by wagon disappeared. The Chippewas of Georgina Island First Nation hold Georgina, Snake and Fox islands today.
Wind, ice and high water on a big open lake
Parks Canada manages Lake Simcoe's level through the Trent-Severn Waterway. The lake is drawn down each summer to make room for fall rain and spring melt. The Lake Simcoe Region Conservation Authority says levels typically swing about 0.4 to 0.5 m in a year, peaking from April to June, with a recorded range from 218.4 m to 219.5 m.
Spring 2026 showed why that matters. By mid-April the lake sat near 219.35 m, about 30 cm above average, and the conservation authority flagged flooding on low-lying southeast shores, made worse by southwest winds. Before you buy a low lot, ask for its flood history and check how the frontage faces the prevailing wind.
Ice fishing and four-season angling
Lake Simcoe gets called the ice fishing capital of Canada, and from about mid-January to mid-March whole villages of huts appear. Perch and pike sit in shallow to mid-depth water near shore, while lake trout and whitefish draw anglers by snowmobile and ATV out to deeper humps. Cook's Bay is the classic perch and spring pike spot, and Kempenfelt Bay is one of the few trout areas you can walk to.
The cold-water fishery is still recovering. Ontario's 10-year report found wild lake trout still reproduce, but at low levels, with invasive mussels and spiny water flea holding back recovery. Smallmouth bass have grown large feeding on round gobies, which arrived in the late 1990s.
Water quality and the Lake Simcoe Protection Plan
Phosphorus is the long-running problem. The Lake Simcoe Protection Act came in 2008 and the plan followed in 2009, with a long-term goal of 44 tonnes of phosphorus a year. Recent loads have run well above that, including 131 tonnes in 2017. Zebra mussels, round goby, spiny water flea and Eurasian milfoil are all established, and clearer water from mussels has fed weed growth in shallow bays.
For a buyer, that means two things. Shoreline work near the water usually needs approval, so talk to the conservation authority before planning a new dock, wall or addition. And a weedy shallow bay can be lovely to paddle but frustrating to swim in by August.
Beaches and public access
Public waterfront is easy to find. Sibbald Point Provincial Park near Jackson's Point is the best-known beach, and Georgina alone lists parks such as Willow Beach, Bonnie Park and Franklin Beach. York Region tests designated beaches and has posted E. coli advisories at several of them, and there are no lifeguards, so check postings before a swim.
Boat launches, marinas and town docks ring the lake. That is handy if you buy a lot with shallow frontage and keep your boat elsewhere.
Short-term rental rules change at each town line
Rental rules on this lake depend entirely on the municipality. Georgina licenses short-term rentals, caps active licences at 150, and requires 100 m between licensed properties. Oro-Medonte's 2026 licensing by-law only allows advertised short-term rentals in a few resort and condo zones, not ordinary residential zones. Innisfil treats them as bed and breakfasts, with the owner living in the home and only in certain zones. Ramara requires an annual licence, a 300 m gap between licensed rentals and a cap of eight overnight guests.
If rental income is part of your plan, confirm the specific property's zoning and licence status before you firm up the deal.

What to know before you buy on Lake Simcoe
- Check which municipality the lot is in before you assume anything about rentals. Georgina, Oro-Medonte, Innisfil and Ramara each handle short-term rentals in a completely different way.
- Look at the direction the frontage faces. Southwest winds drive water onto the low southeast shores, and the conservation authority flagged flooding there in spring 2026.
- Ask how the property did in high-water years and whether there is any flood or erosion damage. The lake's recorded range runs about 1.1 m from its historic low to its historic high.
- Plan any shoreline work with the Lake Simcoe Region Conservation Authority and the township from the start. The Lake Simcoe Protection Plan puts extra attention on shoreline development.
- Walk the water in summer if you can. Shallow bays can get weedy where zebra mussels have cleared the water, while exposed points stay cleaner but take more wave action.
- Think about winter use. Year-round roads and short drives to Barrie and Orillia make many Simcoe properties easy four-season homes, and ice fishing and snowmobiling keep the lake busy all winter.

Lake Simcoe questions, answered
How big is Lake Simcoe?
Lake Simcoe covers about 722 km², making it the fourth-largest lake entirely inside Ontario. It is roughly 30 km long and 25 km wide, with about 240 km of shoreline.
How deep is Lake Simcoe?
The deepest point is about 41 m, but the average depth is only about 15 m. Large areas such as Cook's Bay are shallow, which affects weed growth and water temperature.
Is Lake Simcoe clean?
Phosphorus has been the main concern for decades. Ontario's protection plan aims for 44 tonnes of phosphorus a year, and recent loads have been well above that. Public beaches are tested, and York Region has posted E. coli advisories at several Georgina beaches, so check postings before swimming.
What fish are in Lake Simcoe?
Anglers target lake trout, lake whitefish, yellow perch, northern pike, black crappie, and smallmouth and largemouth bass. Cisco have also started to recover, and a winter fishery reopened in 2015 after a 13-year closure.
Is Lake Simcoe good for ice fishing?
Yes. It is often called the ice fishing capital of Canada, with the main season running from about mid-January to mid-March. Many local operators rent heated huts, and Cook's Bay and Kempenfelt Bay are popular starting points.
Can you rent out a cottage on Lake Simcoe?
It depends on the municipality. Georgina and Ramara license short-term rentals with separation distances and caps. Oro-Medonte only allows advertised short-term rentals in a few zones, and Innisfil treats them as owner-occupied bed and breakfasts. Check the exact property's zoning before you count on rental income.
Who controls the water level on Lake Simcoe?
Parks Canada manages the level as part of the Trent-Severn Waterway. The lake is drawn down each summer to make room for fall and spring inflows, and it typically moves about 0.4 to 0.5 m over a year.
How far is Lake Simcoe from Toronto?
The lake sits roughly 50 km north of the Greater Toronto Area. The south shore in Georgina and Innisfil is the closest part, while the north end near Orillia takes longer.
