Owning a cottage on Lake Couchiching

Couchiching is the smaller, narrower lake that hangs off the north end of Lake Simcoe, and that size is a big part of its appeal. It runs about 16 km from Orillia up to the Washago end and is never much more than 5 km across, so you rarely face the open-water chop that Simcoe can throw at you. Cottages here tend to be on roads, close to a full-service city, which makes this an easy lake to own year round.

The two shores feel different. The west side runs up from Orillia's parks and neighbourhoods into Severn Township, while the east side lies in Ramara Township and is more rural. At the north end the lake narrows into the Severn River at Lock 42 Couchiching, which is very busy on summer weekends with boats heading between Lake Simcoe and Georgian Bay.

It is a shallow lake, with a deepest point of about 12 m, so the water warms early and stays comfortable for swimming through the summer. That same shallowness means weeds in the quieter bays. Buyers who want deep water off the dock should check depths at the end of the existing dock before they get attached to a place.

History of Lake Couchiching

The name comes from the Ojibwe word gojijiing, meaning inlet. For thousands of years people fished at the Atherley Narrows, the short channel between Couchiching and Simcoe, using wooden weir fences to trap fish. Carbon dating puts the Mnjikaning Fish Weirs at around 4,500 years old, and they stayed in use until the early 1700s. Samuel de Champlain recorded them on September 1, 1615, while travelling with the Wendat. Canada named the weirs a National Historic Site in 1982, and the Chippewas of Rama First Nation look after the site.

Lock 42 at the north end was the last lock built in the Severn section of the Trent-Severn Waterway. Work started in 1914, stopped during the war, and the lock opened in 1920. Orillia, at the south end, became Stephen Leacock's model for the town of Mariposa in his 1912 book Sunshine Sketches of a Little Town, which is where the city's Sunshine City nickname comes from.

Lock 42 and boating the Trent-Severn

Owning on Couchiching puts you on the Trent-Severn Waterway. Head south through the Atherley Narrows and you are on Lake Simcoe. Head north through Lock 42 Couchiching near Washago and you are on the Severn River toward Georgian Bay. Parks Canada notes the lock lifts boats about 6.2 m and gets very busy on weekends with people making that run.

That through-traffic is something to think about when choosing a spot. Lots near the Narrows or the north-end channel see more passing boats, while bays on either shore are calmer.

Water levels tied to Lake Simcoe

Couchiching's level is not managed on its own. Parks Canada draws Lake Simcoe and Lake Couchiching down together using a rule curve, starting by mid-summer, so there is room for fall rain and spring snowmelt. The lakes respond slowly, which is why the drawdown starts early.

Parks Canada itself names cottage shorelines among the areas at risk if drawdown is delayed and a wet season follows. Ask sellers how the waterfront and any boathouse fared in high-water years.

Bass, perch and pike

Couchiching is known locally for its smallmouth bass, and largemouth have become more common. Yellow perch are plentiful enough that anglers come for them in every season, and big pike are in the mix too. Rocky stretches with thin weed growth near the Narrows are a favourite spot for topwater fishing on calm mornings.

Ice fishing is popular here in winter too, just as it is on Lake Simcoe next door.

Beaches and the Orillia waterfront

Orillia has public swimming beaches on the lake at Couchiching Beach Park and at J.B. Tudhope Memorial Park, where the beach is known as Moose Beach. Centennial Park has a boat launch ramp. Having a city on the south shore means groceries, a hospital at Orillia Soldiers' Memorial, and restaurants are a short drive from most cottages.

Three municipalities, three rental rulebooks

Orillia requires an annual licence for any dwelling rented for fewer than 28 consecutive days, caps active licences at 150 and adds a 4% municipal accommodation tax. Ramara licenses short-term rentals, keeps them at least 300 m apart and caps overnight guests at eight. Severn Township did not license short-term rentals at the time of research, but council approved a licensing by-law in June 2026, with the program set to launch on January 1, 2027.

If you plan to rent, check which side of the lake and which municipality the property is in first. Owners who already rent should also check whether they meet the new rules.

What to know before you buy on Lake Couchiching

  • Confirm the municipality. The west shore splits between Orillia and Severn, the east shore is Ramara, and each has its own short-term rental rules.
  • If you are on the Severn side and want to rent, plan for the township's new licensing program, which is set to start January 1, 2027.
  • Check water depth at the end of the dock. With a maximum depth of about 12 m, many bays are shallow and weedy by late summer.
  • Think about boat traffic. Lots near the Atherley Narrows or the north-end channel to Lock 42 see steady Trent-Severn traffic on summer weekends.
  • Ask how the shoreline handled high water. Levels are managed together with Lake Simcoe, and Parks Canada lists cottage shorelines among areas at risk in wet years.
  • Use Orillia's services as a selling point when you compare lakes. A hospital, groceries and a boat launch are all close by.
