River frontage asks different questions

Most waterfront in Trent Hills is on the Trent River rather than a lake. The river runs from Hastings, a boating and fishing village at its lock, down past Healey Falls to Campbellford, the main town, with wider stretches such as Seymour Lake along the way. Warkworth sits inland in the hills to the south. From a dock on this part of the Trent-Severn you can lock through upstream toward Rice Lake or downstream toward the Bay of Quinte at Trenton.

A river lot is not the same as a lake lot. At an open house, ask how the current behaves in front of the property, what the shoreline looks like during the spring high water as well as in summer, and whether any part of the lot falls within mapped flood plain, which the local conservation authority can confirm. Because Parks Canada runs the waterway, docks and shoreline work on the river need its approval, so ask what was permitted.

Many properties here are on year-round roads within reach of town services, and Campbellford has the area’s hospital and main shopping. Outside the towns, expect a private well and septic system and plan your inspections around them.
