Touring in Kawartha Lakes: read the water as well as the house
The City of Kawartha Lakes is one municipality, but its waterfront comes in two quite different kinds. Sturgeon, Pigeon, Cameron and Balsam lakes sit on the Trent-Severn Waterway, so a dock there can take you by boat to lock towns such as Bobcaygeon and Fenelon Falls. North of Coboconk and Norland the land turns to Canadian Shield, and lakes such as Four Mile and Shadow are rockier and quieter. Listings show a community name next to Kawartha Lakes, so check where on the map a property actually sits before you set out.
On the waterway lakes, Parks Canada manages water levels and its approval is needed for in-water and shoreline work, so it is worth asking whether the dock, boathouse or any shoreline wall was approved. These lakes tend to be warm and fairly shallow, and weeds and water clarity change from bay to bay. An open house is a good moment to walk to the end of the dock and look for yourself.
Many waterfront homes here sit on year-round municipal roads and are lived in full time, yet most still rely on a private well and septic system, so make inspections a condition of any offer. If you hope to rent the cottage out, check the city’s short-term rental licensing rules first.
